About Dragonfly
Dragonfly is a private real estate firm founded in Miami in 2013 by Jason Morjain and Irving Weisselberger. We write checks with our own capital and deploy it alongside a tight circle of investors and partners we've worked with for years.
No outside mandates. No committees. No noise. When the right deal lands on our desk — a distressed note, an underwritten retail center, an off-market development site — we decide, we underwrite, and we close.
We built the firm around the complexity others avoid. Distressed debt. Adaptive reuse. Workforce housing. Mezzanine positions behind senior debt. Grocery-anchored retail in markets we know by heart. Every asset has a thesis. Every thesis has our own capital at risk.
That's the family-office part. Serious money, seriously personal.
Our Approach
We answer to our own capital, our own underwriting, and the investors who've been with us since day one. That's the whole operating model.
We close on our timeline, not a committee's. In-house underwriting, legal, and asset management mean we move when conviction strikes.
Distressed debt, adaptive reuse, workforce housing, mezzanine positions — the deals where complexity is where the value lives.
Conservative assumptions, stress-tested underwriting, and a dedicated investor portal. Investors see what we see — in real time.
How We Invest
We don't spread ourselves across every asset class we can underwrite. We concentrate where the firm's experience actually earns its return — and leave the rest on the table.
The backbone of the portfolio. Cash-flowing assets in markets we know.
Grocery- and discount-anchored shopping centers across the East Coast and Southeast.

Our primary strategy. We sponsor outright, with Dragonfly capital at the top of the stack.
Selective preferred positions when the structure, operator, and pricing clear our return thresholds.
Mezz positions behind senior debt when the risk-adjusted yield justifies the subordination.
